To comfortably accommodate its growing sales force team, Mitsubishi Power Systems required an additional office building. M SPACE provided 2,592 square feet of modular space to meet their specific needs and short timeframe. The building includes four private offices and one large open area with over 30 work stations for the sales team. The building was placed on the existing Mitsubishi Power Systems site and in close proximity to their restroom facilities. With the addition of skirting, concrete ramps, decks and steps, the visual appeal of the building was upgraded to give the client the look and feel of a custom-built, permanent office structure.
Delivering units to the site was difficult due to the close proximity of existing buildings and the space limitations from the surrounding parking lots. M SPACE utilized a translift to install the building and avoid the expense of renting a crane. The translift provides easier and precise placement without causing damage to the building from maneuvering on site and is the ideal method for setting buildings on smaller sites.
Carpet flooring was chosen over tile for its sound deadening and cost-effectiveness. Batt insulation was installed in the walls of each sales office to further limit sound transfer and disruption. Wind compliant windows are double-glazed tinted glass for more efficient daylighting and energy efficiency. Ventilation was achieved by adding attractive PVC lattice on the corners of the building.
Modular construction allowed Mitsubishi Power Systems to continue its daily operations with limited site disruption. M SPACE was able to provide an aesthetically appealing building in a fraction of the time and cost it would have taken for conventional construction. Acceptance to occupancy took less than two weeks, proving the most timely, cost effective and efficient building method. Metal siding was added to the building for its cost effectiveness. The building was installed using ABS pier pads and CMU dry stack pier blocking, meeting the code requirement for a permanent design however still offering relocatability. This building will serve the Mitsubishi sales team for the next five years.
