The Client:
Faced with an on-going growth pattern at the East Hampton High School on Long Island, the officials looked at modular construction from M Space as a solution to their problem. East Hampton High School has a population of over 2600 students and serves grades 9 through 12. Chosen by Newsweek as on of the top 100 Best High Schools in the country, the school has high standards and M Space was a company that could provide it with the quality product that it required.

The Solution:
East Hampton UFSD has utilized modular construction on over the past few years to ease overcrowding. Continued growth created the need for an additional four (4) classrooms at the districts High School this past school year. M Space provided a four classroom center corridor addition in staggered confi guration which allows for the easy expansion of one or more classrooms in the future.

The building also features a corridor link to the existing school with an interior ramps that creates a seamless transition between existing school and the modular addition. This ramped link, along with the installation of automatic doors allows for ADA compliant handicap access throughout the facility. The low profi le of this addition coupled with site built concrete landings, ramps, stairs, and walkways enhanced the overall aesthetics of the project and provided the school & district with the permanent appearance that they required.

Technical Innovation:
This four classroom modular addition was built to 2C non combustible modular construction standards and met strict NY State Code Compliance. Building features 3” poured concrete fl oors, 9’ fi nished ceiling height, 6” 18ga. metal stud partitions, and Hardi Plank lap siding. All low voltage
systems including PA, Master Clock, and Fire Alarm are interconnected with existing schools systems. Gutters and down spouts were tied into the existing storm water management system.

Cost Effectiveness/Energy Efficiency:
The HVAC system was designed for the use of individual Unit Ventilators in each classroom and Cabinet Unit Heaters in the corridors. This allows for the individual/zoned control of the interior environment within each classroom and corridor.
