Architectural
Excellence:
WCI Communities, Inc. is recognized as an industry leader in building
upscale residential communities. The unique Sales Center that M Space created
for WCI was designed to reflect the high quality and distinct lifestyle of the
WCI Pompano community in Florida. M Space delivered a modular 7,056 square
foot building that projected an octagonal interior with the unique feature of
glass and metal office walls. Marble washrooms, marble floors and designer
specific lighting shows off the attention to detail that was paramount in the
building design. Included in the space is a spacious reception area, showcase
display, lounge, and multiple offices, restrooms and kitchen. Central to
the design is the central display area where the layout and model of the WCI
Community could be viewed by customers. Created in the building was access
by an elevator with multidirectional doors to exact sales models of the offerings
opening via a different floor number. The models include all furnishings,
kitchens, and even the exact views which were projected on the window-balcony
exposed walls. The façade utilized synthetic stucco and a series
of colored coordinated canopies creating the sense of a permanent structure.
The basic layout was made up of seven 14’ x 72’ modular
units.

Technical Innovation:
The most innovative aspect of this building was the open ceilings
in the central octagonal visitors reception and model area. With
the indirect back lighting and high ceilings in the spacious
central area, an environment was created that matched the
quality and lavishness of the properties being sold. The
glass floor to ceiling walls further enhanced the experience. Even
with the large open areas the structural rigidity of the
building was an important achievement as it is located one
block from the ocean.
Cost Effectiveness and Energy Efficiencies:
The speed in which this facility was designed, manufactured
and completed on site enabled WCI to sell out the first phase
earlier than planned. The ability to utilize modular
construction to replicate the high end properties being offered
in a mater of months on a lease basis was the cost effective
advantage identified and selected by WCI.
The building was constructed to meet all energy codes. With
the addition of synthetic stucco to the outside walls, the
energy codes were actually exceeded.
