The Client:
The Wharf at Ocean Beach is a mixed use development that serves as a destination
resort on the Intracoastal Waterway. This location is a retail and entertainment
node for 32 miles of sugar white beaches. Challenged with creating a welcome
center that would feature the condo and residential communities available at the
Wharf, M Space Holdings, LLC designed a building on the beach to feature the
visual splendor of the location. A tight time-line existed requiring the project to be
completed in 60 days.
The Solution:
The Wharf Welcome Center layout incorporates significant space for a topographical
model, sales presentation space, and offices for management, marketing and
sales. The 126' x 56' building with 7,056 square feet, was designed with nine
modular units 14' x 56'. The building specifications were created to allow the
flexibility needed to add the four foot walkways and overhangs. Finished with a
Hardi-Plank exterior, the color scheme compliments the surrounding buildings.
Technical Innovation:
Transportation restrictions made innovation a key element for this modular design.
The modulars were shipped as empty shells with the walls unfinished, floors bare,
and ceiling materials shipped loose. This reduced the possibility of damages
incurred during shipment. Once on site, the walls could be installed, finishes added
and roofing applied. This method contributed to the speed at which the project
could be completed. By providing a modular shell, the design could accommodate
the extensions that the client required for walkways and add-ons to the building.
Cost Effectiveness/Energy Efficiency:
With the finishing work being completed on site, teamwork between the set-up
crew and the different sub-contractors was paramount. In order to complete the
project in the tight time-line, partnership between all parties was required. The
set-up crew finished their responsibilities and the subcontractors followed directly
behind them to make it all come together flawlessly.
As an integral part of the design technology, the building specifications allows for
it to be "deconstructed" and moved to another location should the need arise,
creating a building that can be reused and recycled. This is a cost effective
solution for the end use.
Cost efficiencies were realized by the customers in terms of reduced site disturbance,
noise pollution, and construction contaminant - with a result of less waste.
This was important to the client since the building was being set in a shopping mall
and tourist attraction area.
