Architectural Excellence:
The Administration Building designed cooperatively by M Space with BSC has an
overall footprint of 11 7'6" x 100'0". It is made up of twenty modular units totaling
11,750 square feet. It contains a series of forty-four offices of various sizes,
conference rooms, common space and ADA compliant restrooms.
This administrative building is located on campus with a color scheme that blends
in with the existing college structures. The design and layout is one that is sensitive
to the comfort concerns of its administrative personnel during the initial four
year lease term. Employee work areas are an upgrade from their previous office
space. In addition, finishes were picked that were similar to the existing site built
buildings.
The interior finishes include vinyl covered gypsum wall board, suspended
acoustical ceilings, commercial grade carpet and VCT in all common areas. Other
features include solid core wood doors with corresponding locksets and hardware
that match BSC standards.
The exterior finish features smooth Hardie cementious vertical panel siding. The
main entrance has two double aluminum store front energy efficient doors. The
EPDM roofing is complimented with an architectural awning over the entrance.
Technical Innovation:
The VAV system with electrical AC and gas heat was designed to ensure that
each office could reasonably control their own environment while reducing
energy usage and operational costs. The design requirements were met by using a
Therma-Fuser System which allows for separate set points for heating and cooling
throughout the entire building
Cost Effectiveness/Energy Efficiency:
BSC constantly strives to reduce costs associated with energy use and general
maintenance. To keep utility costs down, the building incorporates a VAV system
with electric AC with gas heat. The double store front door entry acts as an air gap
to neutralize heat and/or cold penetration within the building interior.
To reduce maintenance costs, materials were selected that were durable, readily available and easily serviced. All hardware, fire alarm and communications
systems are identical to what is used throughout the entire college campus.
The building IS designed to be easily dismantled and re-located to another site in
part or in whole. The ability to remarket this facility in other states was also taken
into consideration during the design and manufacturing phase of the project.
