The Wharf at Ocean Beach is a mixed-use development that serves as a destination resort. Located on the south side of the Intracoastal Waterway on the Foley Beach Expressway in Alabama, The Wharf is filled with various retail and entertainment facilities.

The Client Need:

The Wharf needed a Welcome Center featuring their condo and residential communities. The timeline for the project was sixty days.

The M Space Solution:

M Space designed the Welcome Center with significant space for models and sales presentations, and offices for management, marketing and sales. The final product was a 56’ x 126’ building with 7056 square feet, consisting of nine modular units. The building specifications were designed to allow the flexibility needed to add four foot walkways and overhangs to the building. Lastly, the exterior of the building was constructed of Hardi-Plank that complimented the surrounding buildings.

Technical Innovation:

Transportation restrictions made innovation a key element for this modular design. The modules were shipped with unfinished walls and floors. This reduced the possibility of damages during shipment. Once onsite, the walls and floors were installed, and finishes were added. This method contributed to the speed at which the project was completed. By providing a modular shell, the design accommodated the extensions that the client required for walkways and add-ons to the building.

Cost Effectiveness:

As an integral part of the design technology, the building specifications allow for it to be “deconstructed” and moved to another location should the need arise, creating a building that can be reused and recycled, which is a cost effective solution. The project was also environmentally friendly due to reduced site disturbance, noise pollution and construction contamination.
